Job Description

Associate Director Principal Contracting North Germany
Location: Berlin, Düsseldorf or Essen (Hybrid)
Reporting: Reporting to the country lead.

About the Role

CBRE Turner & Townsend is seeking an experienced individual to lead the delivery of a high-volume portfolio of capital projects across Germany for a key global client.

Based in Berlin, Düsseldorf or Essen, you will lead a team of Project Managers responsible for delivering multiple concurrent projects, typically valued between €500,000 and €2 million. The portfolio includes a wide range of office fit-outs, workplace refurbishments, MEP upgrades, lifecycle capital works, building fabric improvements and infrastructure projects across occupied commercial environments.

While individual projects are relatively modest in value, the programme is fast-paced and high volume, requiring exceptional leadership, programme oversight and stakeholder management. You will ensure projects are delivered safely, on time, within budget and to the highest standards of quality and governance.

Working closely with senior client stakeholders and CBRE Turner & Townsend leadership, you will drive operational excellence, mentor high-performing teams and play a key role in shaping the continued growth and success of one of our strategic client accounts

What You’ll Do

Lead Project Delivery

• Lead the successful delivery of a high-volume portfolio of projects across Germany.
• Oversee multiple concurrent projects typically valued between €500k and €2m .
• Ensure projects are delivered safely, on schedule, within budget and to agreed quality standards.
• Provide strategic oversight across planning, governance, commercial performance and risk management.
• Drive consistency through robust project controls and reporting.

Client Leadership

• Build trusted relationships with senior client stakeholders.
• Act as the senior escalation point across the project portfolio.
• Lead programme reviews, governance meetings and executive reporting.
• Ensure exceptional client satisfaction through proactive communication and delivery excellence.

Operational Excellence

• Champion best practice, governance and continuous improvement across the project delivery team.
• Embed standardised delivery processes and promote innovation across the account.
• Ensure compliance with CBRE Turner & Townsend policies, client standards and all Health & Safety requirements.

Commercial & Financial Management

• Maintain responsibility for the financial performance of the project portfolio.
• Monitor budgets, forecasts, change control and resource planning.
• Ensure accurate reporting and effective commercial management across all projects.

People Leadership

• Lead, mentor and develop a team of Project Managers.
• Recruit, retain and develop top talent to support continued account growth.
• Foster a collaborative, high-performance culture focused on continuous improvement.

Business Growth

• Support the continued growth of the client account by identifying opportunities to expand services.
• Contribute to strategic planning, client engagement and business development initiatives.
• Collaborate across the wider CBRE Turner & Townsend business to deliver integrated solutions.

Qualifications

• Recognised technical qualification in either a construction, mechanical or electrical discipline.
• Fluent in both German and English 
• Significant experience leading project delivery teams within construction, fit-out, commercial real estate or capital projects.
  Experience managing high-volume project portfolios , rather than single large-scale developments.
• Minimum of 5 years proven project management experience in either an M&E, FM ,construction or critical environment
• Minimum of 5 years experience of developing new project opportunities
• Proven experience of running a P&L
• Demonstrable evidence of having managed a team 
• Experience of creating, presenting and managing on bids, tenders and proposals.
